Hi, I'm Deanna

The founder of Aligned Transactions and a licensed Realtor®  in North Carolina. I've been licensed since 2001 and worked as a residential agent in Saratoga Springs, New York, my home town, for the first 13 years of my career. In 2014 I moved to Cornelius, North Carolina and became licensed here. At the time, I didn't know the area very well so I transitioned to Licensed Transaction Management & Operations roles in real estate and found that I thoroughly enjoyed this side of the Realtor® world. My license has been with eXp Realty since June of 2017. I work exclusively with eXp agents in North Carolina and am highly knowledgeable in the systems used by eXp. LISTING PREPARATION

Listing Preparation

· Pull all needed docs such as prior MLS, tax records, deed/plat, permits & CCRs
· Create file via Forms in SkySlope, complete all listing documents needed and send tosellers/listing agent/BIC (if needed) for signatures
· Send introductory email to clients with portal link and ShowingTime instructions
· Set up SkySlope file, copy file with all communications for archive
· Schedule property photos and measurements
· Once docs are signed, build MLS, add attachments and photos
· Set up ShowingTime
· Order seller side home warranty (if applicable)
· Request agent review of incomplete MLS and ask they add public remarks for listing
· Send On The Market email to clients with copy of MLS listing to review
· Confirm listing is live and SkySlope is complete for compliance

Seller Side

CONTRACT TO CLOSE

Seller Contract to Close

· Update MLS with contract information
· Send congratulatory email to clients with contract details
· Send introduction emails to attorney and buyer's agent with contract details
· Accept contract in SkySlope
· Track all key dates
· Obtain Due Diligence & Earnest Money Deposit receipts
· Send inspection prep information email to sellers
· Obtain closing information and attorney forms, send to sellers
· Send completed Seller forms to attorney
· Confirm acceptable appraisal
· Confirm completed repair request
· Create and execute amendments, etc. as needed
· Collect service providers and send to buyer's agent
· Obtain renters insurance binder if seller possession after closing is in place
· Manage SkySlope compliance process
· Review Commission Disbursement Authorization (CDA)
· Send Invoices, amendments, CDA to attorney
· Request and review prelim CD
· Send Closing information email to clients
· Close out MLS and SkySlope
· Coordinate wire transfers between attorneys as needed

What is Licensed Transaction Management?

Licensing Process

A Licensed Transaction Manager (LTM) has completed the required education and testing to become licensed, and they are familiar with real estate laws and regulations.

On the other hand, many transaction coordinators are not licensed Realtors® and this can limit the work they can legally do on agents' behalf.

Ethics Training

As a Licensed Transaction Manager, I complete mandatory Ethics training and continuing education just like you do to stay up to date on the industry.

However, unlicensed TCs do not need to take Ethics training or complete continuing education, nor have they learned licensing laws and regulations.

Local Knowledge

As an experienced and local LTM, I have developed long term trusted relationships with local vendors such as attorneys, inspectors, handymen and lenders. This can come in handy when needing recommendations or asking for speedy scheduling.

Legal Access

An LTM can legally access and complete NCREC real estate forms and enter information into the MLS on your behalf.

An unlicensed TC is not authorized to do so.

Errors & Omissions

An LTM is covered by Errors & Omissions insurance *provided* they are licensed with the same company as you - unless they have separately purchased coverage.

I am covered by both eXp Realty's E&O plus I hold separate Transaction Manager specific E&O through BiBerk so we are fully covered for peace of mind.

Client Portal

Your clients receive a custom portal link where they can view transaction documents, access contact information for their closing attorney and lender, and find scheduled dates, times and locations. Their portal link is mobile phone friendly!

Agent Portal

When you work with Aligned Transactions you'll have your own portal link where you can access documents, scheduled dates/times/locations, contact information for all parties, and follow along with the tasks completed and still outstanding for ALL your transactions! This link is mobile phone friendly!
